What To Expect At Closing
What Is Closing?
The closing of your loan is the final step in securing mortgage for your home purchase. Your foremost responsibility at closing is to review and sign several documents associated with the mortgage loan. Depending on the terms of the contract, you may also be required to pay closing costs subsequent to signing the necessary documents. This appointment usually takes about 1-2 hours to complete. Once the meeting is concluded, you will be awarded the keys to your home.
Who Will Be There?
The following are possible attendees: buyer, seller, real estate agents, attorneys, mortgage lender representative, title insurance agent, and the closing agent. The closing agent acts as the moderator or impartial administrator of the transaction.
What Documents Do I Sign?
The key documents that you will encounter:
- HUD-1 Settlement Statement – a document detailing the terms of the home purchase, including the price, loan amount, fees, taxes, etc.
- Truth-in-Lending (TIL) Statement – compares the loan costs with the annual percentage rate (includes any points and other costs of credit), and discloses other terms including the finance charge, amount financed, payment amount, and total payments required.
- Mortgage Note – The note signifies the borrower’s obligation to pay the lender according to the agreed terms of the loan. This includes the dates and location of mortgage payments as well as penalties for violating any loan provisions.
- Deed of Trust – a listing of the rights and responsibilities of both you and your lender.
